Midlothian's housing tells the story of central Scotland's last century. Dalkeith grew up around its estate and palace grounds. The older streets are lined with stone-built terraces and Victorian villas, many with original Scottish slate roofs and sandstone chimney stacks that have been weathering since the 1800s. Roslin and Lasswade have a similar character, with properties tucked into the North Esk valley where tree cover and dampness drive heavy moss growth on north-facing slopes.

Then there is the mining heritage. Gorebridge, Newtongrange, Rosewell, and Pathhead were built to house colliery workers, and the housing reflects that: rows of uniform cottages with concrete tile roofs installed in the 1960s and 70s when the originals were replaced. Those tiles are now 50 to 60 years old. We see the same pattern on every job: crumbling ridge mortar, delaminating tiles, and underlay that has long since perished. For most of these properties, a full roof replacement is the only cost-effective option at this stage.

Bonnyrigg and Danderhall have grown rapidly with new-build estates over the past 15 years. These homes look modern, but the flat roof sections over porches, garages, and single-storey extensions are often the first components to fail. Cheap felt systems installed during construction that blister and leak within 10 to 15 years.

Penicuik sits at the foot of the Pentlands, 200 metres higher than Dalkeith. That altitude difference means more frost cycles through winter, heavier snowfall, and stronger prevailing winds. Slates crack, ridge tiles shift, and mortar joints fail faster than on sheltered lowland properties.
